Quick and Easy Ways to Dress up a Home’s Exterior

A home that shows exceptionally well helps arouse the prospective buyer’s emotional desire to buy quicker and at a higher price. First impressions count! That’s why neat, clean homes get snatched up and others just sit on the market. Builders of homes in the Phoenix Real Estate market spend 1000’s of dollars to stage a model home properly. They do this for good reason. Buyers will buy the perceived value of the property... the image and feeling that they get from experiencing the property.  

Stand across the street and look at your home from a potential buyer’s viewpoint.  Next, go to the corners of your back yard and look at your home with the critical eye of a buyer.  Consider the following:

  • The buyer’s strongest first impression of your home is with the front outside entry and door. Make this area fresh and inviting with plants, flowers, and as needed, fresh paint. Make purchases which enhance the appearance of your home—large planters, new entry mats. You can take these items with you to your new home!
  • Is there ‘clutter’ in the front or back yard? Debris, leaves, dead branches, old swing sets, broken lawn furniture?  Pick up tools and toys from the yard. Put garbage cans in the garage and shut the door.  Are there too many cars parked in the front or driveway?
  • Is the lawn trimmed, edged, weed-free, and fertilized? Edge between your lawn, drive, and walkways. Are the flower and shrubbery beds pruned, free of debris, and fresh looking? Do they need fresh mulch or plants? Repair cracks and pull weeks from walkways and the driveway. If you are an absentee seller, make arrangements for lawn care.
  • Is the exterior paint fresh? Hose it down to remove dust and cobwebs. Touch up or repaint as needed. The expense of repainting has an excellent return on the dollar.
  • Are all outside systems working? Is the sprinkler system functioning properly? Have the cooling and heating units been serviced?

Capital Gains Tax on Your Home Sale

Most of our home sellers are making nice profits on the sale of their homes. Unfortunately, some sellers will need to pay the IRS on those profits. Although that is not normally the case, it does not hurt to review this potential problem before putting your home on the market.  

The Great Exclusion

If a homeowner lived in his house for 24 months out of the last five years, he is entitled to exclude $250,000 of the profits from the sale – or $500,000 for married homeowners. The 24-months period does not need to be consecutive, as long as you have lived in and owned the home for at least two years. 

The “2 of 5”exclusion may be used each time you sell or exchange your primary home. Generally, the exclusion may be claimed only once every two years, although exceptions do exist.

Gotcha’s Exist!

In a recent listing appointment, our homeowner decided that the time was right to put a home on the market. Our seller moved out of state and rented the home for several years. Our seller realized that he was now making a profit, but was unaware of the requirement to live in the home for two of the last five years. The homeowner consulted his CPA/tax advisor before moving forward with the sale and decided the profit was big enough to pay the capital gains tax.

On another recent seller conversation, the seller had found a wonderful new home on an acre lot to purchase, but needed to sell his current home. The seller bought his current home only 18 months ago and would be making a nice profit on the sale. After consulting with a CPA, the seller decided to postpone the sale of his current home six months to avoid the capital gains tax.

What Agents Don’t Tell You

The Phoenix real estate has been challenging for most sellers recently. With interest rates at 5 years high, buyers are seeing high mortgage payments and don’t want a lot of extra costs when they move into their new home. As you look to list and sell your home, there are a few options that can leave you with more money or less money at the close of escrow. Here are a few business basics to protect you when you look to sell:

  • Presentation. Most buyers are picking homes to see on Weekend from a variety of websites such as Zillow, Realtor.com, Trulia, Redfin and more. Buyers are also using a variety of devices like smart phones, tablets, laptops and desktop computers. Buyers pick out 6-8 homes to see on Saturday after reviewing 50-100 homes or more online. The point is, if your online presentation is not good enough to make the short list, buyers will not be seeing your home on Saturday. So, what is the plan to make the short list for viewing on Saturday?
  • Buyer Qualifications. The purchase offer came in at a great price, but the lender is unable to document the buyer’s down payment. After 30 days, when the home does not close on time, the lender breaks the bad news to the buyer, seller and agents. Agents should be reviewing buyer qualifications with the lender prior to contract acceptance and should have a plan to get updates throughout the escrow period. Without that plan, your home may not be closing on time, if at all.
  • Negotiating Offers. What happens when you wait three months and only see one offer? If you want to move, then you better find a way to keep that buyer and get the home closed. You may have heard, “The Devil is in the details.” That is always the case when a seller is depending on that one offer to get the home sold! Great agents are great negotiators and realize that there is always more than one way to make the transaction close. Does that buyer really need a new A/C unit or new roof? Or does the buyer need “peace of mind” that the home will not fall apart after the close of escrow. There are many solutions of “peace of mind.”  Agents that are great negotiators will know those solutions may make you more than you pay in commissions!  
  • Follow-up Plan. After you have your home is sold, what are the next steps to closing escrow? Details, details, details! Remember, while you are packing the boxes for the moving truck, the buyer still needs to complete inspections, loan paperwork, and title work. Lenders require more documentation than ever before. So, if you are going to be moving on time, there needs to be a plan to get all of this done. A good plan not only keeps you, the seller, informed, but also keeps the buyer on track for an on-time closing.

A Great Marketing Plan

The day is here! You need to sell your home. The next steps are to find a real estate agent familiar with the Phoenix MLS, put your home on the market, and negotiate a contract. The #1 rule in selling your home is to get your home Tons of Exposure. The more exposure you get for your home, the more potential buyers, the faster the sale, and the higher the sales price for your home. Seems simple, right? Well, here are a few things to consider when going to market:

  • Focus Local and Worldwide. Recently, our team got a call from another state about one of our listings. The buyer who happened to have cash for a purchase found one of our listings on the internet. Unable to find a local Phoenix Real Estate agent, the buyer called us directly to purchase the home. The buyer said, “Your home is beautiful.” While our seller took credit for the beautiful home, we took great pride in showcasing the home with our elite marketing plan.
  • Focus on the Internet. The internet has huge potential to market our listings, but also is very risky. While allowing agents to showcase a home’s best features, the internet can also make a home look very bad. Dark pictures, pictures of small rooms, pictures of the commode, and even the lack of any pictures will dissuade buyers from looking at your home. The presentation of a home over the internet should entice a buyer’s interest to see more of the home by scheduling a showing.
  • Focus on the Phoenix MLS. The Phoenix MLS allows home owners and agents to add lots and lots of features. Important upgrades like granite counters, RV gates, energy efficient upgrades, cul-de-sac lots, vaulted ceilings, etc. are very important to buyers. And many buyers and buyer’s agents will search for these important upgrades on the internet and the MLS database. Every time a buyer searches for features, and finds your home, the buyer is likely to want to see inside your home.
  • Don’t Forget Traditional Advertising. With smart phones, tablets, and many other tech devices, it may be easy to forget the traditional advertising. However, traditional advertising is still very successful for attracting buyers. Newsletters, Just Listed notices, and color flyers are still huge for getting the attention of buyers. While younger buyers under the age of 30 will start their search for a home on the internet, many older buyers will start their search with the newspaper or from items received in the mail. On a daily basis, many Phoenix Homes for Sale can be found in the local paper.

Experience Matters – Questions to Ask Before Selling

Our clients have presented us with many unique situations when selling their Arizona Homes. Whether moving out-of-state to take a new job, hoping to buy a bigger home with a pool, needing to be in a new school district, or looking to downsize to a home that is more manageable, our clients all had something very important in common. Each had future plans – plans that depended heavily on how the logistics of the sale were handled and the financial results of the sale. 

Marketing and Selling Homes is Serious Business.

A well planned and executed sale of a home allows the homeowner to move forward with their next phase of life. However, mistakes may cost thousands of dollars and hours of stress when escrows are canceled. Nothing may be more important in the transaction than the knowledge and experience of the agent giving you advice. So, here are a few good questions for you to ask your agent:

  • What do you know about the area? At times, knowledge of the area can be the key to selling a home. Buyers that are new to the area need to know information about schools, movie theaters, shopping and more. An agent who lives in the area can help buyers identify how they will enjoy the area – and many times, the home will sell quicker.
  • How do you market my home? Believe it or not, some agents think that ordering a “for sale” sign and putting your home in the multiple listing service (MLS) is how to sell a home. This is only the beginning! Great agents should be able to deliver to you a written marketing plan tailored for the Phoenix Real Estate market along with success stories from using that plan.
  • How much are the costs of selling my home? In order to plan for the future all homeowners with Phoenix Homes for Sale need to know the amount of money they will have after the sale of the home. Great agents should be able to estimate the cost of real estate commissions, title fees, loan costs, repair costs, and property taxes.
  • When will the buyer’s loan be approved? Without loan approval, the sale of the home cannot close escrow. In tracking a lender's process, a great agent should know how to use the LSU (Loan Status Update) form, what “PTD” conditions are, and what is the time needed for a lender to get loan documents to title after full loan approval. Being able to track the lender's progress is essential for a seller to know whether they will close on time or not.
  • What is breach of contract and how do you handle this? In the Arizona purchase contract, the seller is unable to exit the contract while the buyer retains over five exits from the contract. However, if the buyer is in breach of contract, then the seller may exit the contract. Breach of Contract occurs when the buyer takes actions that are contrary to the written contract. This is a serious situation that experienced agents should have a plan to handle.

Selling for Top Dollar – Contract Terms to Avoid!

My favorite part of listing and selling any home is negotiating the best possible contract for our client! Preparation is a big part of the negotiation. When showing a home and advertising to multiple buyers, the goal is to have as many buyers as possible interested in our home! Often overlooked, the contract we negotiate with the buyer is a big part of the product. If the terms of the contract are prohibitive, then our sellers see a lower price. However, if the terms of the contract are attractive, our sellers see bigger prices! Here a few terms to avoid if you want to get the best price!

  • As-Is Sale Transactions – Many sellers would prefer to not do work before listing and selling their home.  However, many buyers don’t understand the cost of repairs or even understand how to get the repair complete.  Questions that linger in a buyer’s head generally results in lower offers or no offers at all.  In most cases, the seller can complete the repair for smaller expense than what a buyer thinks the repair will cost
  • Tenants In Place - Only in very rare cases does a tenant want the owner to sell the house.  Most tenants would prefer to remain in the home and don’t want to move.  In addition, the tenant does not receive any proceeds from the sale, so the tenant has NO motivation to clean up and present the home to get a great sales price.  Most buyers want to move in at close of escrow, so having a tenant in place is probably a deal killer for any owner occupant buyers.  
  • Longer Escrow Periods – If you have lots of stuff and may not be able to move out of your home in 30 days, you might want to consider that most buyers want a quick move into a new home.  Longer escrow periods will be a deal killer for a large number of buyers.  There are a variety of different strategies you can consider that will allow you to move in under 30 days.  Bringing those quick move-in buyers back to the table will bring more contracts and a higher price.  
  • Changing the Buyer’s Financing Structure - Most buyers have consulted a lender prior to writing a purchase contract and have determined a financial structure that will work for their purchase.  Part of the structure may include a request for the seller to pay some or all of the buyer’s loan costs.  While most sellers don’t like to pay any extra costs, changing the structure of the contract can be a deal killer.  Instead, focus on ways to get the overall net amount of the contract up to an acceptable amount.  At the close of escrow most sellers are much more interested in how much money goes into the bank, not the structure of the contract.

Summer is almost here, and in my line of work that means one thing: home selling!

Many families list and sell in the summer for practical reasons; the kids are home, the weather is mild, and schedules are more forgiving. But this year, sellers wonder if it will be a smart time to move.

Here in Chandler, the answer is a resounding yes, if sellers employ the right strategies. Inventory is rising and buyers’ budgets are tight, but sellers who position their listings intelligently should enjoy a fast sale and excellent price this season.

A different kind of seller’s market

Locally and throughout Arizona, compared to last year home sales are down, buyer affordability is lower, and inventory is up. However, our median sale price is up nearly 15% and homes are selling a full 15 days faster on average. It’s a seller’s market for sure, but there’s more to the story.

Demand is divided. Most Chandler buyers want single-family homes under $500,000, but not enough sellers are selling them. Well-prepared and positioned homes in this price range are selling in a matter of days, often over asking. Homes priced over $500,000 are less in demand, but more and more are being listed. At the time of this writing, $500,000+ homes accounted for 80% of for-sale listings, but only about half of last month’s sales. Inventory is up overall for this reason, even though prices and selling speeds are improving on average.

Buyers are adapting to high rates. High rates are here to stay, at least for a while, and buyers seem to know it. Many first-timers are still priced out of the market, but those who are not are done waiting. They are finding ways to save money in the short term (buying points, injecting more cash, etc.), knowing they can refinance down the road. Cash purchases have increased substantially as well, and we expect this trend to continue into the summer.

Bottom line, Chandler is a seller’s market, but a unique one. In order to get a top-of-the-market price and a fast sale, sellers need to understand how buying patterns are changing.

Buying patterns are shifting

A few years ago, rates were rock-bottom and pandemic-wary families were seeking spacious, amenity-rich homes. These dynamics are no longer in play. This summer, buyers will be:

More discerning. Buyers know they need to pay more for a home, but they aren’t willing to pay more for less home. They are more discerning than ever, whether they are looking for a million-dollar home or one in the $400,000 range. Even if unattractive homes are priced to sell, buyers are so averse to them that they end up selling well below what the market “should,” on paper, pay.

More experienced. With many first-timers still sidelined, most house-hunters this summer will be serious, with pre-approvals ready or funds verified. Negotiations will move quickly. Sellers will want to proactively mitigate issues and anticipate buyers’ needs ahead of time.

More cost-conscious. With home prices and rates up, even the wealthiest buyers are ultra-cost-aware right now. And they may become more so this summer if a big commission settlement is finalized. The settlement will effectively result in buyers paying their agents’ fees if sellers do not. Buyer-agent commission offers may help buyers of larger properties compete, and rate buy down concessions will appeal to buyers reliant on financing.

Many sellers will take our “seller’s market” for granted this summer, without considering the constraints and preferences of today’s buyers. Strategic sellers will therefore gain a competitive edge. Here are the tactics I’m using with my own clients to maximize their success this summer:

1. Make it “modern and move-in ready”

This summer, listings that don’t appeal to buyers as “modern and move-in ready” will take longer to sell and sell for less – in all price ranges, but particularly $500,000+. And it’s surprisingly easy to bring most homes up to this standard; simple things like curb appeal, refinished floors, new appliances, and staging can radically improve buyer perception.

Your agent should make a list of any problems that could hurt your sale and any upgrades that could yield a worthwhile ROI. Once you have a list, ask your agent for referrals. If you start right now, your home could easily be ready by June.

2. Price to win

Your agent should conduct a thorough market analysis before suggesting a price. Basics like location, square footage, and features should be factored in, but so should your listing date and planned prep.

Chandler prices are historically high right now, but they haven’t yet returned to the peaks we saw in 2022. Many sellers, however, will be shooting for the moon. This summer, don’t mistake asking prices for sale prices. If you do, your home may languish and end up selling below-market.
